Buying a Home

Homeownership is a big responsibility, and at the same time is a big excitement whether is your first home or your are upgrading or downsizing; is essential to make sure you have your finances in order before taking responsibility for an asset that can have a large value. Here are some of the questions to ask yourself before you take the plunge into homeownership:

What is the purpose of buying a house?

If you are relocating from another area, for work or school, ensure that you compare the market values as in some cases the value of property will be lower or higher for a comparable house in different cities. If you are permanently moving, it may be a good idea to rent for a few months until you get familiar with the new area, if you are not already have.


Do you have a down-payment?

If you are first home buyer, ensure that you have your down-payment in your account for a minimum of 90 days. Remember to also add an additional 3% to 5% of the purchase price of your home over and above your down-payment, this money is for closing costs.


Is your income steady?

A steady income will make it easier to qualify for a mortgage and help boost your credit score, which will also help you qualify for a mortgage. If you’re self-employed, buying a house can be a little more complicated, so it’s a good idea to speak to a mortgage broker nice and early.


How long do you plan to stay in this home?

Financially speaking, it’s best to purchase a home if you’re planning to stay put for at least five to seven years. Take a look at your professional and your family life to make sure you don’t have any significant changes coming up that might require you to relocate. Properties always go up and down, but the longer you stay in one location the greater chances that you would have caught a steady upward appreciation


Do you have a budget and stick to it?

Having a budget for your current situation is critical, but also think of all other expenses you will have after you buy your home and ensure that you factor in extra expenses in your new budget to ensure your lifestyle will not suffer.
